The Essentials

Check-in is from 16:00 and Check-out is by 10:00. These times are strictly observed to allow our housekeeping team the necessary window to return the house to its flawless, "first-day" condition.

We offer a seamless, contactless check-in. You will receive a secure access code 24 hours before arrival, allowing you to enter the villa at your convenience, regardless of flight delays or late-night landings.

Exclusively. Whether you are a couple or a group of seven, the entire estate, jacuzzi pool, and grounds are yours alone. We do not take multiple bookings for the same dates.

Connectivity is seamless with high-speed Wi-Fi throughout the property. While we encourage unplugging, a cinema projector is available in the study for quiet evenings.

We welcome families who appreciate a quiet retreat. The house is designed with safety in mind, but many of the archtitectural features including the pool, stairs and outdoor social spaces require constant supervision for younger guests.

Yes. Anasa House features private, parking within the grounds for up to two vehicles.

Designed for those who love to cook, the kitchen features high-grade appliances, a professional coffee machine, a dishwasher, and a full set of professional-standard cookware. You will also find local olive oil and basic seasonings ready for use.

The villa includes a washing machine, drier, iron, and ironing board. While we provide a deep clean before your arrival and after your departure, mid-stay cleaning or linen changes can be scheduled for an additional fee.

The Experience

Privacy is our priority. The pool, sun decks, and gardens are entirely exclusive to your booking and are architecturally shielded to ensure your stay is a completely private sanctuary.

Yes, the pool can be heated to ensure a perfect temperature regardless of the season. To ensure the water is ready for your first swim, we require at least 72 hours' notice prior to arrival. (Heating is subject to an additional daily fee for low season stays).

To protect your absolute privacy, our staff will not enter the villa during your stay. If you require assistance or a mid-stay refresh, our house manager is available via WhatsApp to arrange this at a time that suits you.

Absolutely. We provide a curated "Anasa Guide" to all guests, and we can facilitate introductions to private chefs, boat charters, and local vineyard tours. We recommend booking these services at least two weeks in advance.

Yes. Every bedroom and the main living spaces feature independent, high-efficiency air conditioning and heating units to ensure total comfort year-round.

The only additions are for requested luxuries: pre-arrival grocery stocking, private chef services, or mid-stay housekeeping. If you require pool heating, please let us know 72 hours in advance.

The interior is strictly smoke-free to maintain the freshness of the fabrics and air. Smoking is permitted only in outdoor areas.

Policies & Discretion

Anasa House is a private retreat registered for a specific occupancy. To maintain the property’s standards and respect the tranquility of our neighbors, outside visitors and parties are strictly prohibited.

In compliance with Greek law, all short-term stays must be registered with the Independent Authority for Public Revenue (AADE). This is a standard and secure legal requirement for all licensed villas in Greece.

A 30% deposit is required to secure your booking. The remaining balance is due 30 days prior to your arrival date.

Yes, a refundable security deposit of €1000 is held to cover any major accidents. This is released promptly after a successful check-out inspection.

Our policy is designed to be fair:

• 60 days or more prior to arrival: 20% of total stay is retained.

• 59 to 16 days prior to arrival: 50% of total stay is retained.

• 15 days or less prior to arrival: 100% of total stay is retained.

Cancellations are only effective upon receipt of written notification. No refunds are provided for ‘no shows’, flight cancellations, or early departures.

The Location

Yes. To enjoy the quiet seclusion of Anasa House while having the freedom to explore the island’s best-kept secrets and local tavernas, a rental car is essential.

While the villa feels beautifully remote, you are only a 2-minute drive from the nearest village for fresh bakeries, markets, and restaurants.

Upon confirmation, we will send you a Google Maps link and a PDF with detailed landmarks and photos to ensure you find the property easily.
